Terms & Conditions

  1. Maximum occupancy 8 persons per villa
  2. No Pets Allowed
  3. No Smoking
  4. No recreational drugs
  5. Daily housekeeping
  6. All guests must complete the ‘Villa Registration’ form prior to check in. No unregistered guests to be entertained in the villas without prior approval. 
  7. Rates are set in US Dollars. Prices in other currencies may fluctuate.
  8. Check In: 3PM or by arrangement
  9. Check Out: 12noon
  10. Reservations: 
    • 50% deposit required for peak period reservations and the balance due by 45 days before arrival
    • The deposit is 30% for all other times and the full balance is due 45 days prior to arrival. 
    • Full payment is required for any reservations made within 45 days of arrival. 
  11. Cancellation Policy: 
    • For cancellations greater than 186 days prior to arrival, US$250.00 is forfeited. For cancellation between 185 to 46 days of arrival, 30% of gross rental is forfeited or 50% during peak periods. 
    • Cancellation less than 45 days, 100% of gross rental is forfeited. 
    • Please note all Christmas and New Years reservations are non-refundable.
  12. Any damages and items removed from the properties will be charged to the card provided. 
  13. Child Policy:
    • Each villa can accommodate 4 children (under 11).
    • 0 – 5 Years – Free of charge.
    • 6 – 11 Years – 50% of Adult meal rates sharing parents bed ( Maximum 1 child per room ).
    • 1 Extra bed can be arranged at a cost.

Our Rules for Self Catering Guests

  1. Absolutely no smoking in the villas and if you do smoke outside, please be courteous and clean up your butts/ash. Please respect the villas and other guests on premises.
  2. Absolutely no drugs of any kind in the villas.
  3. Absolutely no unregistered guests to be entertained in the villas without prior approval.
  4. Pets are not allowed in the villas.
  5. Eating Meals is not allowed in the rooms. Snacks and drinks are allowed in the rooms. 
  6. Please wash the utensils after your use and leave out for drying.
  7. Please pick up after you in common areas – use the bins provided.
  8. Please clean the pots and dry the washroom after your use.
  9. Please conserve water by turning off water when brushing teeth, shaving, or washing dishes.
  10. Do not flush tampons or sanitary napkins.
  11. Please feel free to use the fridge in Kitchen. 
  12. You may use the gas hob, oven and the microwave to cook if you want. Please clean up after use.
  13. You may use the washing machine and the dishwasher if you need. 
  14. Absolutely no downloading of copyrighted materials (no “bit torrent”, for example) is allowed. Any copyright infringement by guests will be subject to release of guests’ info to the copyright holder for further action.
  15. Please always lock the front door when you leave.
  16. If anything breaks, spills, stains, etc. please let our staff know ASAP.
  17. If you need extra towels, sheets, local information or anything else, please ask our staff.
